All our student houses are let on Assured Short hold Tenancy Agreements, the terms of our tenancy agreements do vary from property to property the majority have the following terms:
RENTAL PERIOD:
	Student Tenancies are generally fixed term for 11 months from from 1st September to 31st July. Rent is payable for the full term of the tenancy. Some properties are on a 12 month contract with a summer retainer please ask for details regarding contracts at these properties.
RENT CHARGED:
	Rents are usually between £50 and £100 per week, depending on size, quality and location of the property. Some houses are offered with a bills included within this price range. Generally you will be required to pay your rent in three equal installments one in September, one in January and one in April.
DEPOSIT:
	Your tenancy will require you to pay a deposit of usually a equivalent to a month rent, which must be paid when the agreement is signed.
ADMINISTRATION CHARGE:
	A fee of £30.00 (Non Refundable) is payable by each person taking a house.
BILLS
	Water Rates are usually included in your rent, some properties can be rented with Gas and Electricity included otherwise you will be responsible for paying all other utility bills including Gas, Electric, Telephone, Broadband etc.
INSURANCE
	All our student properties are covered by buildings insurance. This policy does not cover YOUR personal possessions so you will need to take our your own insurance to cover your possessions. Ensleigh offer competitive insurance for your possessions in a student house click here for more details.
AGREEMENTS
	R House has been working with Students for over 16 years and as a result of this experience we have put together a very simple and easy to read tenancy agreement which has been read and checked each year by Student Welfare officers at all of the Universities in Liverpool. Due to high demand of student properties, all tenancy agreements for the property must be signed within 48 hours of paying the administration fee. If they are not, the property will be re-advertised, and your admin fee will not be returned.
