Do I have to pay any up front fees?

If you decide to take up a tenancy with us then we charge £30.00 (non-refundable) administration fee. back to top

When do I need to pay my deposit?

When you sign your tenancy agreement, which will need to be within 48 hours of taking the property, due to high demand we cannot hold properties longer than this. back to top

Do I have to supply any references?

When you fill in your application form we will ask for details of your next of kin and an emergency contact. You must also have a UK based guarantor. This is someone who will sign an agreement to say that if you fail to pay your rent, they will pay on your behalf. If you are a a Non-UK student (this includes Rep of Ireland), and have no-one based in the uk who will act as a guarantor, then unfortunately you would have to pay the entire years rent in advance. back to top

What is a tenancy agreement?

It is a legally binding document between you and the landlord, applicable only to you and the property you are renting, that states the amount of rent, length of tenancy, your rights and responsibilities. back to top

What are my responsibilities?

These should be clearly set out in your tenancy agreement, which you should read carefully before you sign. If in doubt ask one of the agents.back to top

How long does it take before I can move in?

You can move in on the first day of your tenancy. This is usually September 1st. back to top

How long is a typical let?

In most cases our student tenancies run for 11 months. They start on 1st September until 31st July. We need to receive all your documentation by the 1st September so you can move in on time. back to top

How do I pay my rent?

We normally require payments in three equal installments, due in September, January and April. For these payments we require cheques to be posted to the office before you can collect keys. back to top

What happens if I want to stay on or leave early?

There should be no problem extending your contract for the following academic year. You will receive a letter in mid January asking if you would like to extend your tenancy. However, if you wish to leave early, you will still be liable for the rent unless you find a replacement tenant. back to top

What else do I have to pay for?

Generally all the utilities and any other bills, with the exception of water rates which are generally included in the rent. back to top

What must I do at the end of a tenancy?

Ensure that you fulfil your obligations stated in the tenancy and leave the property in the state that it was given to you. You will need to either drop your keys into the office or post them to us taped to a piece of card. After we have received these then we can return your deposit, providing there is no damage to the property.back to top
